Our design and construct process follows the full property life cycle which allows for the level of flexibility to be high and response times short.
Stage 1
Leasing Proposal
Documentation prepared by iParks with the client to set out the essential lease terms, building criteria and draft building layout.
Stage 2
Agreement to Lease
Formal documentation prepared by Lessor’s Solicitor and executed by all parties. This document sets out respective obligations during construction of the premises. The Lease document is typically appended to the Agreement to Lease.
Stage 3
Development Approval
Lessor’s architect prepares site plan and building elevations for presentation to Local Authority to gain Development Approval (DA). Client to review and sign off on all building drawings before the Lessor submits drawings to relevant statutory authorities. Simultaneously, Lessor and Lessee continue to work on final building design and layout.
Stage 4
Working Drawings
On receipt of Development Approval, Lessor’s architect and engineer prepare working drawings for construction.
Stage 5
Building License
Client to review and sign off on all building drawings before Lessor submits drawings to relevant statutory authorities. Where applicable client to review and sign off on all fitout drawings before Lessor submits drawings to relevant statutory authorities. All working drawings submitted to Local Authorities, Water Corporation and Fire & Emergency Services Authority for Building License approval.
Stage 6
Construction of New Premises
With approvals accepted, on receipt of Building License construction commences on site. In house construction capabilities mean that iParks can make changes to properties as and when clients need them. The level of flexibility is high and response times are short.
Stage 7
Lease Documentation
Lease documents executed by Lessor and Lessee.
Stage 8
Occupation
Lessee takes occupation of new premises from date of practical completion.
Stage 9
Property Management
